a project of this scale.
Commercial and multi-unit roofing is a different discipline than a single-family home job. Coordination demands are higher, material staging is more complex, and the consequences of sequencing errors — leaving sections unprotected in Vermont weather — are more significant. Here's how Rivers Construction managed the River Watch project from planning through completion.
Scope Assessment and Phased Sequencing
Before any work began, we completed a full walkthrough of the entire River Watch complex — mapping roof sections across each building, measuring total square footage, identifying all skylight and penetration locations, and flagging deck areas that might need repair. With 100+ squares spread across multiple buildings, proper sequencing was critical: we couldn't afford to have a partially torn-off building section sitting exposed overnight if weather moved in. Every phase was planned with a weather close-out strategy in place.
Material Staging and Logistics
Managing material delivery, crane staging, and waste removal across a multi-building complex requires coordination with the property management team and respect for resident access. We scheduled deliveries in phases aligned to the construction sequence, keeping staging areas compact and off resident pathways. CertainTeed Landmark shingles, synthetic underlayment, ice and water shield, flashing materials, and ridge accessories were tracked per building to prevent shortages mid-section.
Skylight Installations
New skylights were installed throughout the complex as part of the roofing scope. Skylight integration is one of the most leak-prone areas on any roof when not done precisely. Each unit was treated as a standalone waterproofing installation: the roof deck was correctly prepared, ice and water shield was run beneath and around the curb, and step flashing, counter flashing, and sealant were applied to full manufacturer specification. No shortcuts were taken at any of the skylight penetrations.

CertainTeed Landmark architectural shingles were specified for River Watch — a premium product well-suited to multi-unit residential installations where color consistency across dozens of separate roof sections matters. Landmark shingles carry CertainTeed's limited lifetime warranty and SureStart Plus protection for the first ten years. Rivers Construction is CertainTeed ShingleMaster certified, providing homeowners and HOAs with enhanced warranty coverage on qualifying installations.
