Rivers Construction returned to River Watch Condominiums in Burlington to complete the second building in the complex — a full shingle tear-off and replacement using the same CertainTeed Landmark system installed on Building 1. The project continued the phased approach used across the complex, maintaining consistent material specifications and installation standards throughout.
Executing the second building allowed us to apply the logistics and sequencing knowledge from Building 1 directly — tighter scheduling, more efficient material staging, and a faster overall timeline while maintaining the same quality standard across every section of the roof.

When a client trusts you with the second phase of a large project, it means the first phase went the way it should. Here's what the Building 2 scope involved and how we applied what we learned from Building 1.
Consistent Specifications Across the Complex
One of the primary requirements for a multi-building HOA roofing project is consistency — every building needs to look identical from the street and perform identically over time. CertainTeed Landmark shingles, CertainTeed RoofRunner underlayment, and the same ice and water shield coverage pattern used on Building 1 were replicated exactly on Building 2. Material lot numbers were coordinated to ensure color consistency.
Tear-Off and Deck Inspection
As with Building 1, the full existing roofing system was stripped to bare deck before any new material was installed. The deck was inspected section by section for rot, delamination, and failed fasteners. Any compromised sheathing was replaced before the new system went on — the same non-negotiable standard applied to both buildings regardless of what the previous contractor left behind.
Resident Impact and Scheduling
Multi-unit residential projects require active communication with building management to minimize resident disruption — noise, debris, blocked parking, and limited access windows all have to be coordinated in advance. Having completed Building 1 for the same HOA, we had established relationships with the property management team and a proven communication protocol. The Building 2 schedule was compressed relative to Building 1 without sacrificing quality.

Rivers Construction is CertainTeed ShingleMaster certified — a manufacturer certification that unlocks enhanced warranty coverage for qualifying CertainTeed installations. Both River Watch buildings were installed under this certification, giving the HOA access to SureStart Plus protection for the first 10 years and a stronger long-term warranty than a standard installation provides.
